Commercial due diligence is the process of evaluating the physical condition, potential risks, and anticipated costs of a commercial property before a purchase, lease, refinancing, or major investment decision.
For a commercial property, due diligence may include an assessment of the building structure, roofing, exterior envelope, electrical, plumbing, HVAC, interior components, site conditions, drainage, and other major systems. Specialized services such as thermal imaging, drone inspections, mold/air-quality assessments, and further technical evaluations can also be incorporated where appropriate.
The goal is to help investors, buyers, lenders, and property owners identify deficiencies, understand potential liabilities, anticipate repairs and capital expenditures, and make a better-informed investment decision.
